Construction of new three-storey fully-fitted Primary Care Centre comprising HSE, GP (Centric Healthcare), Tusla, and Pharmacy facilities with a gross floor area of 3,465m2. The development included all associated services installations and site development works. The HSE area comprises consulting, clinical, intervention, physio, and assessment rooms; reception areas and staff offices and facilities. The GP Centric Area comprises 4 No dental suites and associated facilities; consulting rooms; nurse treatment; reception, and waiting rooms. The Ground floor includes a separate filly fitted out Tusla facility and a shell & core Pharmacy area. Electrical installations included power supply; general services; fire detection and alarm; security; CCTV; nurse call; comms & data; and access controls. Mechanical services included heat pumps; hot and cold water services; water tanks and calorifiers; AHUs and ventilation systems; LPHW heating; rain water harvesting; and BMS system. The main structure comprised in-situ concrete columns and beams; masonry walls; precast floors; steel frame roofing and canopy. The building envelope (which achieved air tightness of 3.76 (m3/hr)/m2 at 50 Pa), included Soprema roofing; Aluclad windows and aluminium curtain walling; Tegral rainscreen panels; cedar cladding; acrylic render; and standard s/c render. All works completed over 13 months, including commissioning, proving, BCAR documentation, O+M Manuals, and Safety File completion.
